Where Orlando Vacation Rentals Actually Work

Orlando is the most visited destination in the United States, and many of its visitors want more room than a hotel can give them: families, multigenerational groups and international travelers booking a week near Walt Disney World, Universal Orlando and SeaWorld.

Not every Orlando home can be a vacation rental, though. Inside Orlando city limits, renting out a whole home for less than 30 days is not allowed; the city only permits registered home sharing, where the host lives on site. In unincorporated Orange County, nightly rentals are limited to a small number of specifically zoned areas. That is why most of the Orlando area's vacation homes sit just southwest of the theme parks, in Osceola and Polk County resort communities built and zoned for short term rentals.

Those communities, from ChampionsGate and Reunion to Solterra and Storey Lake, are where Edge manages homes. Owners get year-round theme park demand, resort amenities guests pay more for, and rules that allow nightly rentals.

The opportunity is real, and so is the competition. Thousands of homes are listed across Airbnb, VRBO and Booking.com around Orlando, and the ones that win get professional short term rental management: priced daily, inspected after every stay and answered within minutes.

That is exactly what Edge delivers.

What Edge Does Differently in the Orlando Market

Orlando Short Term Rental Rules: What Every Owner Needs to Know

Short term rental rules around Orlando depend on which city and county a home sits in. Edge checks this for every owner before onboarding and handles the licensing and tax filings once you are up and running. Here is an overview.

City of Orlando and Orange County Zoning
Inside Orlando city limits, a whole home cannot be rented for less than 30 days; only registered home sharing, with the host living on site, is allowed. In unincorporated Orange County, nightly rentals are limited to specifically zoned areas. Edge confirms a property's zoning before taking it on.

Tourist Development and Sales Tax
Stays of six months or less pay Florida's 6% sales tax plus the county's discretionary surtax and tourist development tax: 12.5% combined in Orange County, 13.5% in Osceola County and 12% in Polk County. Edge collects and remits these on your behalf.

HOA Rental Guidelines
Each resort community, including ChampionsGate, Reunion, Solterra and Storey Lake, has its own HOA rules on minimum stays, occupancy, parking and noise. Edge operates within them so every guest stay is compliant.

DBPR License and Business Tax Receipt
Every Florida vacation rental needs a state DBPR license, and Osceola and Polk counties also require a Business Tax Receipt. Edge handles both during onboarding, or through our standalone Airbnb licensing service.
