Frequently Asked Questions

We manage vacation rental properties across seven main markets: Kissimmee, Davenport, Sarasota, Bradenton, Tampa, and Clearwater in Florida, and Gatlinburg in the Smoky Mountains of Tennessee.

We offer a free, no-obligation revenue analysis so you can see what your property could earn under professional management before you commit to anything.
-
Most properties can be fully onboarded and listed within a few weeks, depending on photography, licensing, and any setup work the property needs.
-
Yes. Florida requires a vacation rental license from the DBPR, and most cities and counties add their own registration, business tax receipt, and tourist tax filings. We handle licensing and compliance during onboarding so nothing falls through the cracks.
-
Yes. Every cabin needs the right permit, an annual fire and life-safety inspection, and monthly tax filings. The permit depends on where the property sits: Gatlinburg requires a Tourist Residency Permit plus city and county business licenses, Pigeon Forge and Sevierville each require a city permit and business license, and unincorporated Sevier County (including much of Wears Valley) requires a Short-Term Rental Unit permit. Zoning also matters in Gatlinburg. We help owners confirm the requirements for their address and stay compliant.
