Florida Airbnb Licensing, Done for You From $482
State license, county registrations, city permits and a pre-inspection visit to your home, handled by a local team for a flat fee. Available to any Florida owner, whether or not Edge manages the home.
What's Included
Every license and registration a Florida short term rental needs, filed for you.
Florida DBPR License
We prepare and file your Florida Department of Business and Professional Regulation vacation rental license, the state license every short term rental in Florida must hold.
On-Site Pre-Inspection
A member of our team visits the home and checks it against the city or county inspection requirements before the inspector does, so you pass the first time.
County and City Registrations
Business tax receipts, city registrations and local permits, filed with the right office for your address and renewed on the right cycle.
Tracked to Approval
We follow each application through to approval, chase anything that stalls, and send you copies of every license and certificate.
Sales and Tourist Tax Accounts
Florida sales tax and county tourist development tax registrations set up so you can collect and remit from your first booking.
Flat Fee Pricing by Unit Count
One service fee, quoted up front, with government filing fees billed at cost.
$482 for one unit. $812 for two units. $1,632 for five units. Other portfolio sizes are quoted individually. Each fee covers the preparation and filing of every state, county and city license and registration the address needs, plus the pre-inspection visit.
State, county and city filing fees are separate and passed through at cost, with no markup. We confirm the exact government fees for your address before anything is filed, so the total is known before you commit.
Annual renewals are a separate service. Ask about renewal pricing when you request your quote.
Why Owners Hand This Off
Six counties, six sets of forms, one team that files them every week.
Every County Is Different
Osceola, Polk, Sarasota, Manatee, Hillsborough and Pinellas each have their own forms, fees and inspection rules. We work in all of them.
A Local Team, Not an Online Form
We are based in Celebration, Florida, and have licensed more than 100 homes across the state. Someone who knows your county handles your file.
Pass Inspection the First Time
Smoke and carbon monoxide detectors, pool barriers, posted notices, egress: we check the list before the inspector arrives, so there is no second visit.
Works With Any Manager
You do not need to be an Edge client. Self-managing owners and owners with other managers use this service too.
No Fines, No Delisting
Operating without the right licenses risks fines and removal from booking platforms. We get the home compliant before the first guest.
Frequently Asked Questions
-
Yes. Florida requires a vacation rental license from the Department of Business and Professional Regulation (DBPR) for any home rented more than three times a year for stays under 30 days, or advertised as such. On top of the state license you need a county tourist tax account, a state sales tax account, and in most of our markets a local business tax receipt or city registration. Some cities and counties also require an inspection.
-
It is Edge's service fee for one unit: preparing and filing the DBPR license, the county and city registrations, the sales and tourist tax accounts, a pre-inspection visit to the home, and tracking everything through to approval. Two units are $812 and five units are $1,632. Government filing fees are separate and passed through at cost.
-
They vary by county, by license type and by the number of units. We confirm the exact fees for your address before filing, so you know the full cost up front and there are no surprises on the invoice.
-
It depends on the state processing queue and, where an inspection is required, on how quickly the city or county can schedule it. We start the day you sign up, file everything in parallel, and keep you updated until the last approval comes through.
-
A member of our team walks the home with the local inspection checklist: smoke and carbon monoxide detectors, fire extinguishers, pool safety, posted notices, egress and anything specific to your city or county. You get a short list of fixes, if any, before the official inspection.
-
Yes, as a separate annual service. Florida licenses and most local registrations renew every year, and the tourist tax account needs ongoing filings. Ask about renewal pricing when you request your quote.
-
No. Licensing is a standalone service for any Florida owner. If you do want management, licensing is built into onboarding for every home Edge manages.
-
Our core markets are Kissimmee, Davenport, Sarasota, Bradenton, Tampa, Clearwater and St. Petersburg, covering Osceola, Polk, Sarasota, Manatee, Hillsborough and Pinellas counties. We can quote other Florida counties on request. This service is Florida only.
